The kids school holidays usually means it cools off slightly, but not for us! It’s been full of busy here in the living local office. So what better time to make an addition to the living local blog?

Speaking of the kid’s holidays, the weather hasn’t been as glorious as we had hoped, so maybe enjoying them might not be so easy. But not to worry we have some great ideas on things to keep the kids entertained and some ideas on fun days out for all. We love a bargain here in the office so it’s only right we help you find one too, and I don’t mean the fantastic properties we have to offer!

Kids spend so much time glued to phones and tablets these days they forget what beautiful scenery we have around Winlaton village. So why not get outdoors when we do get the odd nice day and make an adventure of it? We’re thinking picnics in the fields, learning to fly a kite or going for a family bike ride along the red kite trail. Star gazing and toasted marshmallows around a campfire maybe? Or even camp out in the garden! We should make the most of where we live and feel lucky to have such lovely places with great scenery. However, we know the Great British summer isn’t always so reliable so maybe indoor activities are more likely. Kids like to get creative so why not allow them some time to get messy! Create an indoor den whilst you wait for some homemade cakes to bake or play hide and seek? We’ve got some links below of some great ideas for all the family.

The Discovery museum is free and can offer hours of entertainment!

The Hancock museum is another great free exhibition and the kids will certainly enjoy themselves!

Why not make the city fun? There is an open top bus that drives around the city centre. You could make a list of things to find and when the kids see it they could tick it off!

We have been thinking long and hard about what we can do for our landlords and vendors to showcase their fantastic homes in a fresh and exciting way. We decided to take it into our own hands and do our very own video viewings! We have trialled it out on a couple of properties already and we have to say we are very proud of the results! We’ve had excellent feedback on them and we are now looking for our next candidate, watch this space! Check out this link to see us at work.

As a lot of our clients already know, Emma is going to be made an honest woman by Paul in less than two months now. I and Lorraine thought what could we do as a little something for our bride to be? As we are all foodies in the office what better way than to hold a surprise tea party? When Emma was out on an appointment we gathered up the bits and bobs for her to come back to and, SURPRISE! Pink lemonade, pink mini doughnuts and a good old homemade meat and potato pie, yummy! 

We also had lots of fun at IT’S A KNOCKOUT! For Emma’s further hen celebrations. The girls put their heart and soul into it and we’re soaked to the skin. Even if we didn’t quite win, It’s the taking part that counts, right?!

We have had one of our busiest months in the office and we were the top agent in the area for sales in May! Lots of hard work went into it and we are very proud to shout it from the rooftops! Summer is here! 

Summer has arrived (apparently) and we’ve had some seriously hot days, even if they feel like a distant memory at the moment. We have been having a look around to find some great deals and found some beautiful things on all things out doors so you can enjoy the sunshine in your garden, back yard or even on a day out. Ye shudda seen us gannin!

Emma and Lorraine have not long finished the Blaydon races, and they both did it under their target time! They were running for the Winlaton community centre that is in desperate need of a new oven to offer further support the local community. They do such fantastic work and are dedicated to providing services to young people and adults. This is all with fundraising and with very little support from the local authorities. Emma and Lorraine have proudly presented them with a cheque for £500. Thank you to everyone who sponsored us!

Where the year has gone, we just don't know! Not only did we see Christmas in with style, but also our 1st Birthday! Firstly we would like to take this opportunity to thank everyone for helping us reach this incredible milestone. Whether you were buyers, vendors, landlords, tenants, friends, family or simply a member of the community popping in to show us your support we could not have done it without you! We have been so welcomed by the local community and businesses it feels like we've been open much longer, going from strength to strength everyday. We feel truly blessed to have had such a fantastic first year, and our celebration is to more new properties, new buyers, new tenants and another great year! Thank you for celebrating with us, and do pop in if we can be of any help or you fancy a brew!



Due to expansion, we now require a Lettings Specialist/Administrator to join our friendly team. Duties include:


  • ·        Based in the front office with general office duties including answering the phone, dealing with face to face customers, emails and helping with any enquiries as needed
  • ·        Database input and management
  • ·        Negotiating potential lets between tenants and landlords
  • ·        Progressing a holding fee to move in including references and all admin/paperwork
  • ·        Post move in administration
  • ·        Booking gas safety certificates and managing annual renewals when due
  • ·        Dealing with property maintenance. Liaising with tenants and landlords to arrange quotes, book in work and ensure jobs are completed
  • ·        Dealing with all tenancy renewals and associated admin/paperwork
  • ·        Managed property inspections
  • ·        Filing
  • ·        Canvassing
  • ·        Social media management

The ideal candidate needs to be motivated, friendly, able to deal with customers and be able to multi task with all duties.

Office hours are Monday-Friday 9am-5.30pm and Saturdays 10am-2pm.

The hours can be flexible depending on experience of the candidate. Experience in a similar role is desirable but not essential as full training will be given. Salary flexible depending on experience.

Driving licence and access to own vehicle is required.
